YOU DON'T HAVE TO HIRE A PROFESSIONAL STAGER BUT...
Not using a professional home stager is like leaving money on the table in the sale of your home.
Even though professional home staging is a fairly new industry, sellers have been fixing up their homes for years. HGTV has helped to create an expectation for buyers, that they are willing to pay more money for a home that has the "model home" look.
What is professional staging?
Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging. Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. The home seller cannot view their home objectively, while many successful Realtors do not have the time or trade resources to properly stage a home.
How much does it cost?
For as little as a couple of hundred dollars, you can have a comprehensive list of what you can do to maximize the value of your home!
Why would I need to stage when the housing market is good?
Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. Remember, HSR Certified professionally staged homes sell on a conservative average for10%+ more in a good market (see the Latest Home Staging Statistics).
Why can't I stage my own home?
Home sellers are usually incapable of successfully staging their own home. Why? We can't view hour homes objectively. We’ve gotten used to the flaws and it is difficult emotionally for us to make changes. In addition, most home owners don't stage homes every day for a living and therefore don't have the practice and expertise that professional stagers have. Stagers can bring in the best returns for your investments.
Can't buyers use their imagination to look past my decor?
Only a small 10% of home buyers can actually visualize the potential of a home. Most of these people are "investors" or "flippers" who will beat you down on your price so they can in turn make their own return-on-investment higher. In your consultation report, we will identify for you the factors in your home that might bring your price down so that you can make the necessary repairs before buyers try to chip away at your listing price.
